What the ground does in Memphis

The loess cap over much of Memphis is silty, holds a vertical face when dry, and erodes quickly when concentrated water runs across it. Below and east of the loess, high-plasticity clays swell in a wet spring and shrink through a Delta July, which is what produces the seasonal open-and-close crack behavior so many Memphis homeowners describe.

Mature trees are a bigger factor here than in newer suburbs. A large oak or sweetgum within twenty feet of a slab can withdraw enough moisture during a dry stretch to drop that corner measurably, then let it partly recover after fall rains.
