Foundation Repair

Foundation Repair Across Tennessee, Mississippi, and Arkansas

Homes across the Mid-South sit on soils that expand when they take on water and shrink hard during a dry summer. That cycle moves footings, drops slab corners, and loads framing in ways it was never designed to carry. The cracks, sticking doors, and sloped floors you notice inside are the visible end of a soil problem that started outside.

We repair foundations. We are not an engineering firm and we do not issue engineering reports. When a structural engineer's plan is required — or when you already have one — we price and execute the scope that plan calls for, and we work alongside your engineer through the repair.

Slab Foundation Repair

Slab-on-grade homes across Shelby and DeSoto counties settle most often at exterior corners and along the side of the house that dries out fastest. Once one section drops, the slab bends, drywall tears at door corners, and mortar joints step-crack along the brick.

Our slab work starts with an elevation survey of the whole floor plate so the low areas are measured, not guessed. Depending on what the survey shows, we stabilize with steel push piers driven to load-bearing strata, or lift and support lighter loads with helical piers or polyurethane injection.

  • Full interior elevation survey documented before and after the repair
  • Steel push piers driven to load-bearing strata and load-tested at installation
  • Helical piers for lighter loads, porches, stoops, and additions
  • Polyurethane injection to lift and re-support settled slab sections
  • Interior and exterior access options to limit disruption inside the home
  • Available transferable warranty on qualifying pier installations

Pier & Beam Foundation Repair

Older Midtown, Central Gardens, and small-town Mississippi homes are typically pier and beam over a crawl space. Their failures look different from slab failures: bouncy floors, a sag down the center of the house, and doors that only stick in summer.

The usual causes are settled interior support piers, rotted or crushed shims, undersized girders, and moisture in the crawl space softening the wood. We reset and rebuild the support system rather than patching the symptom above it.

  • New concrete footings and support piers where existing piers have settled
  • Girder and beam replacement or sistering where members are split or sagging
  • Steel adjustable jack posts set on engineered footings
  • Controlled, staged lifting to reduce cracking in finishes above
  • Crawl space moisture correction so the repair is not undone by the environment

Basement Wall Repair & Stabilization

Basements are less common here than in the Midwest, but the ones that exist take a beating: saturated clay pushes laterally against block or poured walls until they bow inward, crack horizontally, or shear at the bottom course.

Stabilizing a wall is a structural repair, not a coating. We install a system sized to the wall's height, thickness, and measured deflection, and we address the water that created the pressure in the first place.

  • Carbon fiber straps for walls with limited measured deflection
  • Steel I-beam bracing for walls with greater movement
  • Wall anchors where exterior soil access allows lateral restraint
  • Crack injection to seal non-structural seepage paths
  • Exterior drainage correction so lateral pressure is reduced, not just resisted

Subfloor Repair

Soft spots in front of a tub, a spongy kitchen floor, or a subfloor that flexes underfoot usually means sheathing has taken on moisture from below or from a slow plumbing leak above.

We remove the compromised sheathing, correct the moisture source, and replace with properly fastened material sized to the joist spacing so the floor is flat and quiet again.

  • Moisture mapping to find the source before replacement
  • Removal and replacement of delaminated or rotted sheathing
  • Blocking added where panel edges are unsupported
  • Coordination with crawl space encapsulation to prevent recurrence

Floor Joist Repair & Replacement

Joists fail from the ends inward. In a damp crawl space, the bearing ends sitting on a sill plate or masonry pier rot first, then the joist rolls, drops, or splits along the grain.

Depending on the extent, we sister new lumber to sound members, replace the joist entirely, or add mid-span support with a new beam line and footings.

  • Sistering with pressure-treated or engineered lumber
  • Full joist and rim joist replacement where rot has reached the bearing points
  • Sill plate replacement where masonry contact caused decay
  • New intermediate beam lines and footings to shorten spans
  • Termite and moisture damage assessed as part of every joist scope
