Almost every foundation problem in this region starts as a water problem. Roof runoff dumped at the corner of the house, a yard that slopes back toward the slab, or a low spot that stays wet for three days after a storm — each one soaks the soil next to your footing and starts the movement cycle.

Drainage work is the cheapest structural insurance you can buy, and it is the first thing we look at on any evaluation.

French Drains

A French drain intercepts subsurface and surface water and carries it to a controlled outlet instead of letting it pool against the house.

We set the trench depth and slope to the actual grade of your lot, wrap the aggregate in filter fabric so the system does not silt up, and terminate at daylight wherever the topography allows.

  • Perforated pipe bedded in washed stone and wrapped in filter fabric

Downspout Extensions

A single downspout can put thousands of gallons a year within a few feet of your foundation. Splash blocks do not move that water far enough.

We run buried solid pipe from each downspout to a discharge point well away from the structure.

  • Buried below mower depth and graded continuously to the outlet
  • Tie-ins for multiple downspouts on a single run where flow allows

Pop-Up Emitters

A pop-up emitter is the visible end of a buried drain line: it stays flush with the lawn until water pressure lifts the lid, then closes again.

It keeps the outlet from becoming a trip hazard, a mower casualty, or a nesting spot for rodents.

  • Set flush with finish grade and mower-safe
  • Located at a genuine low point so the line drains fully
  • Spring-loaded lids that reseat and exclude pests
  • Paired with cleanouts for maintenance access

Sump Pumps

Where water cannot be moved by gravity — a low lot, a basement, a crawl space below the outlet elevation — it has to be pumped.

We set a sealed basin, install a pump sized to the inflow, and route the discharge far enough from the house that it does not recirculate back into the system.

  • Sealed basin to keep humidity and soil gas out of the crawl space

  • Check valve and rigid discharge line with a freeze-resistant termination

Yard Drainage Improvements

Not every drainage problem needs a trench. Sometimes the fix is a catch basin in a persistent low spot, a swale redirected around the house, or a channel drain at a driveway apron.

We look at where water enters the lot, where it wants to go, and what is stopping it, then use the simplest system that actually solves it.

Waterproofing

Waterproofing handles the water that reaches the structure despite good exterior drainage — seepage through a block wall, a wet corner of a basement, a crawl space that takes on water during heavy rain.

Interior systems collect and remove water; exterior systems keep it away from the wall. Which one is appropriate depends on access, wall type, and where the water is entering.

  • Wall membranes and drainage board where exterior excavation is possible

Grading and Soil Correction

Soil settles against a foundation over time, and mulch beds get rebuilt higher every spring until the yard slopes toward the house instead of away from it.

Re-establishing positive slope in the first several feet around the structure is often the single highest-value drainage correction on the property.
