Signs and Causes
Doors and windows that begin to stick, diagonal drywall cracks from door and window corners, stair-step cracking in exterior brick, gaps opening between trim and wall, and floors that feel sloped or bouncy. Any one of these can have another explanation; several together are worth having measured.
Repair Methods
A steel push pier is driven in sections beneath the foundation footing using the weight of the structure itself, continuing until it reaches load-bearing strata and passes load testing. The house load then transfers from unstable near-surface soil onto the pier.
Engineers and Inspections
No. We are a repair contractor, not an engineering firm. When an independent structural engineer's assessment is needed, you retain the engineer directly. We work alongside them, price the scope their plan specifies, and perform the repair.
Cost, Financing, and Warranty
It depends on the cause, the depth to load-bearing strata, the number of support points, and access. Anyone quoting a firm number without measuring your house is guessing. You will receive itemized written pricing after the evaluation, and you are free to compare it before deciding.
Crawl Space and Drainage
A vapor barrier is liner over the soil that slows ground moisture. Encapsulation seals the entire crawl space — floor, piers, and walls — closes the vents, air-seals the rim, and adds dehumidification, so the space behaves like part of the conditioned house. Encapsulation costs more and does considerably more.
Selling, Buying, and Commercial
Yes, and documented repair with a transferable warranty is generally viewed more favorably by buyers than an unaddressed problem disclosed at inspection. Disclosure requirements are a legal matter for your agent or attorney, not for us.
